Housing towers planned for CDA’s east side
If it meets city approval, the east side of Coeur d’Alene could one day feature three towers that include up to 250 apartments, condominiums and hotel rooms. The Hagadone Hospitality project would be located on the north side of the Coeur d’Alene Resort Golf Course.

Hagadone Hospitality Co. hopes to eventually build three towers of apartments, condominiums and hotel rooms on the east side of Coeur d’Alene near the Coeur d’Alene Resort Golf Course.
Plans were submitted late Friday to the city of Coeur d’Alene’s planning department, with a request to amend a planned unit development the city granted Hagadone Hospitality in 2004. The project is at 23rd Street and Coeur d’Alene Lake Drive.
According to John Barlow, who oversees construction projects for The Hagadone Corp., the towers would be built in phases, eventually creating a possible mix of up to 275 apartments, condominiums and hotel rooms.
The towers would be up to 195 feet tall, with pitched and stepped roofs. Each building would contain four floors of ramped parking, three or four floors of hotel units and nine to 10 floors of living units.
The buildings would face south, with views of the golf course and Lake Coeur d’Alene.
Barlow said the project would preserve the vast majority of mature trees in the area.
“We believe this type of design and housing use and location is preferred to the never-ending sprawl of single-family and multi-family dwellings to the north and west of our metro area,” says a draft of the letter from Hagadone Hospitality to the city’s planning director, Hilary Anderson. “This location has easy vehicle access to I-90 and bike and pedestrian access to the Centennial Trail. The existing street system is adequate to handle the additional vehicles along Coeur d’Alene Lake Drive. There are little to no impacts such as new roads, sewer, water, etc. required at this location.”
The letter also touts financial benefits of the project to the city and area businesses.
“The economic impact this project will have on East Sherman can not be understated,” the letter says. “We believe this project will have an amazing impact on the retail, restaurant, and services along the East Sherman corridor. It will also demonstrate the viability of investing in East Sherman and increase the tax base to potentially support City or future URA funded East Sherman Revitalization initiatives.”
Barlow did not have a timeline for construction if the project is approved by the city. It must go to the city’s Planning Commission for approval of the requested amendment. Prior to issuance of a building permit, it will go to the city’s eight-person Design Review Commission.
